Waterfront remedial & refurbishment project

Project overview

Located in Narrabeen on Sydney’s Northern Beaches, the Marquesas building is undergoing a comprehensive remedial works.

Fluid has been engaged to deliver full remediation of all 64 balconies, including a new sheet waterproofing system, doors and face fixed fameless glass balustrade system.

The scope also includes the removal and replacement of all façade windows, treatment of over 12,000 litres of concrete spalling, and complete repainting of the building’s façade significantly enhancing durability, visual appeal and long-term coastal performance.

Fluid Building Services successfully completed a comprehensive two-year facade refurbishment at Ocean Street, Narrabeen, transforming the building’s long-term durability. Facing recurrent structural challenges - including severe concrete cancer and waterproofing failures resulting from inadequate historical repairs - our team collaborated with NBCE to engineer a robust, regulatory-compliant solution with a 20- to 30-year lifespan.

Navigating this high-stakes project required precision in both design and cost management. By implementing innovative construction methodologies and optimising our workforce structure, we effectively mitigated the financial risks associated with such a large-scale undertaking. Ultimately, we delivered the full refurbishment within the strict budgeted timeframe, ensuring a superior outcome that secures both the property’s structural integrity and its value for the Owners Corporation.
