Project overview
Working under a cost-plus contract, Fluid has been engaged to deliver extensive internal and external remediation works to the Fairlight property.
In close collaboration with MHDP Architects and the clients, Fluid has successfully navigated the complexities of an early 2000s build while tailoring the interiors of Units 1 and 2 to meet each client’s individual needs and design preferences.
Building on the internal renovations, Fluid has also completed external remediation works including a new roof membrane system, exterior courtyard waterproofing and tile works, and façade upgrades, modernising the early 2000s building.

The story behind the build
At 84 Lauderdale, Fluid Building Services delivered a comprehensive transformation of a 1980s coastal property. What began as a single unit renovation grew into a full-building revitalisation, encompassing everything from structural internal reconfigurations to a complete external modernisation. To maximise the property’s potential, we performed structural updates that allowed for larger, open-plan layouts, seamlessly blending the interior living areas with the water views to suit the client’s lifestyle.
Externally, we installed a precision-engineered aluminium facade cladding system, specifically designed to withstand thermal expansion in a harsh coastal environment, alongside concrete additions including new balconies and weather hoods.
Beyond the aesthetics, our focus remained on long-term asset protection through rigorous waterproofing of decks and walls, securing the structural integrity of the car park, lift, and living areas below. A hallmark of this project was our collaborative approach; we invited the client to actively participate in the process, allowing them to source their own preferred fixtures and work with specific trades to maximise their budget. By maintaining this transparent, flexible partnership, we successfully transitioned an aging structure into a modern, resilient coastal home - all delivered on time and within budget.
