Located in the heart of Kirribilli, this project involved the careful addition of balconies and remedial upgrades to an existing 18-unit brick apartment building originally constructed without balconies.

Delivered within a live residential environment, the works focused on improving quality of life, long-term durability, and overall asset value, while maintaining minimal disruption to residents throughout the build.

Thoughtful upgrades within a live environment

This project presented a unique set of challenges due to the age of the building, its brick construction and the close, confined site conditions. With the building located directly on Sydney Harbour, every design and construction decision needed to balance buildability, durability and long-term performance.

The team worked closely with the Owners Corporation and consultants to deliver 23 new balconies, additional glazing and structural upgrades, all while residents remained in their homes. Careful staging and planning ensured disturbance to each unit was limited, allowing the building to function normally throughout the works.

Working within constraints

Close access conditions, existing finishes and the structural limitations of an older brick building required careful coordination across all disciplines. The working group was involved from the earliest stages, spending six months planning and refining details prior to construction.

This early collaboration enabled the project to run seamlessly on site, with clear communication channels through the Owners Corporation and a tightly managed construction program that avoided delays and unexpected disruptions.
